Terms & Conditions

  • I will conform to the Select Stays Booking Terms and Conditions unless varied by agreement in writing.
  • I acknowledge that Select Stays does not provide booking guarantees and this agreement is non-exclusive.
  • I acknowledge that all written materials, forms and other products of Select Stays are the intellectual property of Select Stays and may not be copied or modified in any way or used for any purpose other than in the context of my property(s) being listed on Select Stays.
  • I acknowledge that I may only use the written materials, forms and other products of Select Stays whilst I am a member of Select Stays and I agree to cease use immediately I cease to be a member.
  • I will not take copies of any written materials or information without permission in writing.
  • I will not divulge any information, which is the intellectual property of Select Stays.
  • I will maintain all aspects of the subject property(s), including grounds, building, furniture, fittings, appliances, manchester and kitchenware to a high standard.
  • I will maintain a consistently high standard of cleaning and presentation.
  • I agree not to pass on guest information or guest email addresses or misuse them in any way.
  • I agree to maintain the necessary standard of Public Liability, Building & Contents Insurance.
  • I agree to cooperate with Select Stays complaint processes in the event of a guest complaint directed to Select Stays.
  • I agree that Select Stays has the right to terminate my membership if I breach this Membership Agreement or the Code of Conduct or I have three (3) substantiated guest complaints in any single calender year.

Booking Processes

  • I consent to Select Stays taking a commission on bookings placed through them.
  • I acknowledge that no part of the Select Stays booking commission is non refundable in the event of a booking cancellation or amendment.
  • I will promptly update the Select Stays calendar with all private bookings made on the property.
  • I will keep the availability calendar up to date at all times.
  • I agree to the booking processes and procedures.
  • I will honour bookings taken by Select Stays and not reneg (or gazump) in favour of private bookings.
  • I will ensure the Select Stays guest occupancy agreement form is completed for all stays, acknowledging that this is required for insurance purposes.
  • I agree that any extension to a booking taken by Select Stays will be processed through Select Stays.
  • I will promptly update my property description on Select Stays to reflect of any changes to property details (including photos).

Booking Management Model

Self Managed Booking Management Model

The Self Managed Booking Management Model allows Operators to totally deal with all enquiries and bookings.  It is the default booking management model.

The system flow for bookings is as follows, all actions of which are under the control of the Operator:

  1.  A prospective guest makes a booking enquiry for a property for their preferred dates.
  2. The Select Stays web site immediately responds with an acknowledgement of the enquiry.
  3. The Operator may lapse the enquiry for a number of preprogrammed reasons, transfer the enquiry to another property within the Operator’s portfolio, park the enquiry or prepare a quote.
  4. If the Operator elects to prepare a quote it is automatically prepared for review and is able to be varied by the Operator prior to publishing.
  5. When the Operator publishes the quote a formal quotation is sent to the enquirer along with the payment conditions. 
  6. The Operator is able to have continuous dialogue with the Enquirer about any aspects of the enquiry/booking at any time in the process via the web site features.
  7. Payments are accepted on the web site via Internet banking (Australian guests only) or credit/debit card.
  8. Receipts are automatically generated by the Select Stays web site.
  9. Prompts are automatically raised for instalment payments which are overdue.
  10. At any time the Operator can view what Enquiries, quotations and bookings are in the system, including lapsed ones.
  11. The Operator can view the complete history trail of all confirmed bookings, including all E Mails.
  12. The guest receives an automatic reminder one week before their date of arrival.
  13. The guest receives an automatic thank you one week after the conclusion of their stay and a follow up one month after asking for feedback and a testimonial.

Support Model

The support model is designed to help those Operators who are time poor and prefer Select Stays to handle all enquiries and bookings through to handover to the Operator. This model attracts a 15% commission charge on the accommodation component of the booking i.e. Late arrival fees and amenity fees e.g. Cot hire, are excluded from the commission calculation.  This commission is capped at a maximum of $20 per night, so that the Select Stays booking fee is $20 per night if your nightly rate is more than $135 per night.

The system flow for Support Model bookings is as follows:

  1. A prospective guest makes a booking enquiry for a property for their preferred dates.
  2. Select Stays will confirm availability of the property with the Operator for the dates requested.
  3. Select Stays immediately responds with an acknowledgement of the enquiry.
  4. If the Operator confirms that the property is available then a quote is published, which sends the formal quotation to the enquirer along with the payment conditions. 
  5. Upon confirmation of the booking the property calendar is updated and an email sent to the property owner confirming the booking.
  6. Select Stays manages the deposit and balance payments, including follow up of overdue payments.
  7. Payments are accepted via Internet banking or credit/debit card.
  8. When the payment for the booking has been made in full the booking is handed over to the Operator for delivery of the property service.
  9. At any time the Operator can view what Enquiries, quotations and bookings are in the system, including lapsed ones.
  10. The Operator can view the complete history trail of all confirmed bookings, including all E Mails.
  11. The guest receives an automatic reminder one week before their date of arrival.
  12. The guest receives an automatic thank you one week after the conclusion of their stay and a follow up one month after asking for feedback and a testimonial.

Booking Remittances

At the end of each calendar month we do a monthly reconciliation and you will receive an itemised statement detailing:

  • all monies received for bookings in your property (both deposits and balances)
  • booking commission levied by Select Stays
  • balance due to you

This money will be remitted to you either by an Internet banking credit to your nominated account within 5 working days of the start of the month.

Please Note: Until your property is verified, i.e. you have submitted the required documentation to verify the legitimacy of your listing, all monies received from bookings will be held in suspense.

Code of Conduct

To reflect Select Stays' high standards of professionalism, commitment to outstanding customer service, and respect for members and guests alike, all Select Stays members are expected to:

  • Deal with enquiries in a timely, efficient, and courteous manner and provide a quality service at all times.
  • Demonstrate integrity and humanity and observe the principles of human rights avoiding all discriminatory practices, giving fair and equitable treatment to all guests, respecting cultural and moral standards and the dignity of the individual.
  • Act with integrity and honesty in carrying out the policies of Select Stays.
  • Not injure or attempt to injure, maliciously or recklessly, directly or indirectly, the professional reputation of Select Stays or its members.
  • At all times carry out member responsibilities with integrity and to the best of their ability, conducting themselves as to uphold the reputation of Select Stays.
  • Respect the confidentiality of information in relation to Select Stays and Select Stays guests.
  • Treat all guests with courtesy at all times.
  • Do everything reasonable to make guests "feel at home".

This Agreement remains valid until such time as either party provide 30 days written notice of termination.
