All bookings through Select Stays are subject to these conditions unless alternative written arrangements have been made with the Select Stays Booking Manager or Operator of the property.

• These conditions are to be read as standard for any booking made for accommodation in any of the properties on this website. An accommodation provider (Operator) may impose conditions that vary from conditions listed here. It is your responsibility to conduct your own due diligence on the accommodation facilities, booking conditions and additional options provided. In booking through Select Stays you are deemed to have read, understood and accepted these conditions.
• In developing and maintaining this website, Select Stays uses information provided by the accommodation Operator. In publishing this information for your use Select Stays act as information providers only. Regardless of the efforts made by Select Stays to ensure that the information presented at the time of publication is accurate, Select Stays disclaims and will be exempt from liability in respect of anything misleading, false, incomplete or inaccurate and any errors, misdescription and all associated disappointment, loss, expense, damage, inconvenience, death, shock, injury or illness, however caused.
• Although Select Stays has strict listing criteria, we are a booking intermediary only and do not control the manner in which accommodation within the properties featured is ultimately provided. Select Stays disclaims and will be exempt from liability for anything to do with the supply of such accommodation. This includes liability (whether as a matter of contract, tort, statute, restitution, or otherwise) for any direct, indirect or consequential loss, liability, claim, cost, expense, proceeding, demand, penalty, disappointment, death, injury, illness, shock, inconvenience or delay. It also applies irrespective of the cause, including negligence of accommodation Operators, withdrawal, cancellation or failure to provide accommodation, delay, any variation in the accommodation, the provision of substitute accommodation or a change in the accommodation Operator.
• Images which appear on this website are provided as a guide only.

Select Stays will not enter into any correspondence with any person in respect of the accommodation facilities, additional options or booking conditions provided by a listed accommodation Operator that are deemed extraneous to these conditions

Bookings

• Select Stays acts as an accommodation booking intermediary only for the properties listed on this website. Any other agreements for additional options are to be made directly with the accommodation Operator or their agent. Select Stays will confirm your accommodation booking directly with you. You are responsible for obtaining confirmation of all other arrangements directly with your accommodation Operator or agent.

Amendments

• Amendments,or alternative arrangements to the bookings, may only be made via the web website and are subject to the approval of the relevant accommodation Operator.
• Any approved change to your confirmed booking may incur an administration fee; the accommodation Operator of the property has absolute discretion in applying the fee.

Cancellation Fee

• A cancellation fee will be charged if you cancel or terminate your confirmed accommodation booking for any reason. 
• The Select Stays commission fee is non refundable
  
• For confirmed bookings cancelled more than one month prior to your arrival date, your payment will be refunded less a cancellation fee of 25%.
• For confirmed bookings cancelled less than one month prior to your arrival date, no refund is payable.
• You cannot cancel a booking that has been confirmed, other than by formally contacting the Booking Manager for the property via the facilities provided on the Select Stays website
• The Operator of the property has absolute discretion in applying the cancellation fee.
• There is no refund for early departure for any reason.

Rates

• Accommodation rates and conditions are subject to change without notice.
• All rates are in Australian Dollars.
• Any currency conversion tools or advice on this website are to be used as a guide only.
• All rates include Goods and Service Tax (GST) - if applicable unless indicated otherwise.
• All Rates shown on Select Stays are for accommodation only unless indicated otherwise.
• Surcharges may apply at some properties depending on the number of persons and/or the number of children being accommodated. This will be confirmed at the time of booking.
• Pricing policies may differ dramatically between accommodation properties; please see the individual property listing for details.
• When a booking overlaps seasons the total cost is calculated on a pro-rata basis using the seasonal nightly or weekly rates.
• It is essential that you enter your details correctly, that the number of persons being accommodated is accurate and ensure that all correspondence is in the name of the booking as Operators may deny accommodation if this information is found to be incorrect on arrival.

Guest Agreements

Any other agreements for additional options are to be made directly with the accommodation outlet or their agent. Select Stays will confirm your accommodation booking directly with you. You are responsible for obtaining confirmation of all other arrangements and bookings directly with your accommodation outlet or agent.

Amendments

Amendments, or alternative arrangements to the booking can only be made directly with the Select Stays Booking Manager. Amendments to bookings are subject to the approval of the relevant accommodation outlet and will be confirmed through the Select Stays Booking Manager.

Any approved change to your confirmed booking may incur an administration fee of $50AUD, which will be levied at the discretion of the accommodation outlet provider

Cancellations

You cannot cancel a booking that has been confirmed, other than by contacting the accommodation outlet provider directly in writing.

A cancellation fee will be charged if you cancel or terminate your confirmed accommodation booking earlier than expected for any reason. The accommodation outlet provider has absolute discretion in applying the cancellation fee.

The Select Stays booking commission is not refundable. For confirmed bookings cancelled more than 1 month prior to your arrival date, your payment will be refunded less a cancellation fee of 25%.

For confirmed bookings cancelled less than 1 month prior to your arrival date, no refund is payable.

No refund is payable for early departures.

Select Stays strongly recommends travel insurance as it may protect you if you cancel your accommodation due to unforeseen circumstances.

Rates

Accommodation rates and conditions are subject to change without notice.

All rates are in Australian Dollars.

Goods and Service Tax is not applicable to any rates unless indicated otherwise.

Rates are for accommodation only unless indicated otherwise.

A surcharge may apply at some accommodation outlets depending on the number of persons and/or the number of children being accommodated. This will be confirmed at the time of booking.

Pricing policies may differ dramatically between accommodation outlets, please see the individual property listing for details.

When a booking overlaps price bands the total cost is calculated on a pro-rata basis using the band nightly or weekly rates.

It is essential that you enter your details correctly, that the number of persons being accommodated is accurate and ensure that all correspondence is in the name of the booking as providers may deny accommodation if this information is found to be incorrect on arrival.

Booking Payments

A deposit of 50% of the total cost of your booking is required at the time of booking, if the booking is more than 1 month in advance of your arrival. This may only be varied with the explicit agreement of the Operator.

The balance of the total cost of your booking is required 1 month prior to your arrival.

Full payment of the total cost of your booking is required at the time of booking if your booking is less than 1 month prior to your arrival.

Payment of the deposit, or payment in full, constitutes your acceptance of these conditions.

Full payment of your accommodation cost is required before occupancy of the accommodation is permitted.

Option Payments

Accommodation outlets providing a telephone, computer, other equipment, cots, high chairs, any other facilities or allowing pets in the property, may require the payment of a surcharge and/or a refundable bond. Please refer to your accommodation outlet directly to make and pay for these arrangements. Select Stays will only accept and process payments for accommodation.

Surety Payments

Select Stays does not handle the collection or refund of bond payments. Please liaise with your accommodation outlet regarding the payment and refund of your bond.

Please liaise with your accommodation outlet as to whether their bond payment terms and conditions or their bond refund policy differ from the standard conditions published on this site.

Check In

Standard check in is between 2.00pm to 8.00pm unless otherwise arranged with the operator of the accommodation outlet.

Late or early arrivals may incur a fee. Please check with the accommodation outlet prior to your arrival.

Photographic identification will be required on check in.

Key handover and occupancy of the accommodation outlet is subject to the completion of the short stay lease agreement and acceptance of the occupancy conditions.

Check Out

Standard check out is 10.00am unless otherwise arranged with the operator of the accommodation outlet.

Late departures may incur a fee. Please check with the accommodation outlet prior to your arrival.

Keys must be returned to the operator of the accommodation outlet or left in the pre-arranged location.

Occupancy & Bond Conditions

These conditions are to be read as standard and apply to any booking made for accommodation in any of the properties listed on this site. An accommodation outlet may impose other conditions that vary from the conditions listed here at their discretion. Please check with your accommodation outlet to determine whether their occupancy and bond terms and conditions differ from the standard conditions published here.

Occupancy starts and finishes on the dates shown on the receipt.

There is no refund for early departures.

Only those persons identified on this agreement may stay in the property.

Guests must only park vehicles in the designated areas.

The property must not be used for unlawful purposes.

No animals or pets are to be brought onto the property unless specific arrangements have been made in writing with the Operator.

The Guests acknowledge that the furnishings, fittings and appliances are the property of the Owner/Operator, and Guests have no claim over any of these chattels.

It is the responsibility of the Guest to ensure the property meets their requirements. Select Stays nor the Owner/Operator accept any responsibility for any misperception of the property.

Guests must comply with the by-laws, rules and regulations of the Body Corporate property (if applicable) and any reasonable direction of the Operator. The occupancy will be terminated if any Guest fails to comply after receiving a warning.

All Guests must conduct themselves in a proper manner so as not to cause a nuisance, including excessive noise, or interfere with the use or enjoyment of the property for other occupiers (if a Body Corporate property) or neighbouring properties. Unruly, loud or offensive behaviour will not be tolerated. If complaints are received this may result in termination of the occupancy and loss of surety.

Parties and functions are strictly prohibited.

If the occupancy ends or this Agreement is terminated, Guests must immediately vacate the property. The Operator is authorised to do whatever is reasonably required to enforce the eviction of any Guest and removal of Guest property.

Neither the Body Corporate, nor the Owner/Operator is liable for any damage or loss of property that a Guest may sustain while on the property.

Guests will be liable for payment of any charges incurred by any Guest. The Guest authorises the Operator to charge any credit card for any such charges incurred.

Guests will be liable for any damage, breakage and loss to the property and its contents or the Body Corporate property (if applicable). Guests must notify damaged, broken or missing property or contents to the Operator as soon as possible. The Guest authorises the Operator to charge any credit card for any repair or replacement costs at the discretion of the Operator.

It is the responsibility of Guests to maintain the cleanliness of the property during the period of occupancy. Cleaning products are provided for this purpose.

Smoking inside the property is prohibited. Guests must discard cigarette butts into the rubbish bin. Cigarette butts discarded into garden beds may incur an additional charge for cleaning.

Children must not jump on beds. Damage resulting from children jumping on beds may incur loss of the surety.

The Internet modem service must not be used in any manner which is contrary to law or likely to contravene the law nor must it be used to access material that is pornographic, harassing, hateful, racist, sexist, abusive, obscene, discriminatory, offensive or threatening.

On departure Guests must leave the property clean and tidy. This includes emptying the rubbish bin, washing and drying dishes, hanging used towels in the bathroom, leaving used beds neatly folded back, cleaning the barbecue, sweeping and vacuuming, cleaning the fridge, oven and grill of any food spills and turning off lights and cooling and heating appliances.

The Operator may inspect the property with reasonable notice and at any time without notice if the Operator is of the opinion that there has been a breach of the conditions herein.

The surety (where applicable) will be refunded within 14 days in full subject to the above conditions being met.

Special Arrangements

Special requests for particular room or property types, number of floors, views or additional services can be made, however they cannot guaranteed. Please liaise directly with your accommodation outlet if you have any special requests.

Travel Insurance

Select Stays strongly recommends that you take out travel insurance as it may protect you if you need to cancel your accommodation due to unforseen circumstances. Travel insurance is your responsibility and these terms and conditions apply irrespective of whether you are insured or not.
