  1. What does it cost to list my property?
    • A: For a short time only to celebrate the launching of our new web application, BOTH Select Stays membership AND your property listings are FREE!!!
  2. I am already operating short stay so what value do I receive?
    • A: Select Stays has been operating for 10 years and is very experienced in the short stay industry. We have made most of the mistakes along the way and have built the solutions into our processes. When you become a member you will have access to our Forms Library which is full of useful forms and processes to help you manage your property. It is our objective to provide a complete set of tools, processes and reports to allow you to fully manage you property. Do you know you have the most appropriate insurance? Do you have your property equipped for the broadest guest appeal? Do you have the best pricing structures? Would you like to increase your occupancy? Is your lease and bond process robust? Etc. Etc.

      In addition, as an established operator you will recognise the value of obtaining the widest possible exposure for your property. Most other websites charge higher fees and/or higher commissions than Select Stays.
  3. Can you tell me what sort of return I will get if I list my property?
    • A: We are unable to comment on an individual basis about the returns you may receive if you decide to operate your property on a short stay basis. The return on your property is dependent on your own financial circumstances, the rates you set for your property, the costs associated with operating the property and the occupancy achieved by the property. What we can say anecdotally is that many owners of short stay properties are very happy with their decision to let their property on a short term basis.
  4. Can you guarantee that you will get me bookings?
    • A: Select Stays is just one of the forums that you should be using to obtain bookings for your property. There are few, if any, advertising mediums that can make guarantees of this nature. A listing with Select Stays does not guarantee enquiries or bookings however, we can guarantee that we will do everything within our power to promote the profile of Select Stays, and in turn obtain bookings for your property.
  5. How does the booking system work?
    • A: There is a choice of two booking management models.

      Commission charges do NOT apply to non Select Stays bookings entered into the Select Stays web site, nor external owner bookings processed via the Select Stays’ processes.

      Self Managed Booking Management Model

      The Self Managed Booking Management Model allows Operators to totally deal with all enquiries and bookings.  It is the default booking management model.

      The system flow for bookings is as follows, all actions of which are under the control of the Operator:
      1.  A prospective guest makes a booking enquiry for a property for their preferred dates.
      2. The Select Stays web site immediately responds with an acknowledgement of the enquiry.
      3. The Operator may lapse the enquiry for a number of preprogrammed reasons, transfer the enquiry to another property within the Operator’s portfolio, park the enquiry or prepare a quote.
      4. If the Operator elects to prepare a quote it is automatically prepared for review and is able to be varied by the Operator prior to publishing.
      5. When the Operator publishes the quote a formal quotation is sent to the enquirer along with the payment conditions. 
      6. The Operator is able to have continuous dialogue with the Enquirer about any aspects of the enquiry/booking at any time in the process via the web site features.
      7. Payments are accepted on the web site via Internet banking (Australian guests only) or credit/debit card.
      8. Receipts are automatically generated by the Select Stays web site.
      9. Prompts are automatically raised for instalment payments which are overdue.
      10. At any time the Operator can view what Enquiries, quotations and bookings are in the system, including lapsed ones.
      11. The Operator can view the complete history trail of all confirmed bookings, including all E Mails.
      12. The guest receives an automatic reminder one week before their date of arrival.
      13. The guest receives an automatic thank you one week after the conclusion of their stay and a follow up one month after asking for feedback and a testimonial.

      Support Model

      The support model is designed to help those Operators who are time poor and prefer Select Stays to handle all enquiries and bookings through to handover to the Operator. This model attracts a 15% commission charge on the accommodation component of the booking i.e. Late arrival fees and amenity fees e.g. Cot hire, are excluded from the commission calculation.  This commission is capped at a maximum of $20 per night, so that the Select Stays booking fee is $20 per night if your nightly rate is more than $135 per night.

      The system flow for Support Model bookings is as follows:

      1. A prospective guest makes a booking enquiry for a property for their preferred dates.
      2. Select Stays will confirm availability of the property with the Operator for the dates requested.
      3. Select Stays immediately responds with an acknowledgement of the enquiry.
      4. If the Operator confirms that the property is available then a quote is published, which sends the formal quotation to the enquirer along with the payment conditions. 
      5. Upon confirmation of the booking the property calendar is updated and an email sent to the property owner confirming the booking.
      6. Select Stays manages the deposit and balance payments, including follow up of overdue payments.
      7. Payments are accepted via Internet banking or credit/debit card.
      8. When the payment for the booking has been made in full the booking is handed over to the Operator for delivery of the property service.
      9. At any time the Operator can view what Enquiries, quotations and bookings are in the system, including lapsed ones.
      10. The Operator can view the complete history trail of all confirmed bookings, including all E Mails.
      11. The guest receives an automatic reminder one week before their date of arrival.

      The guest receives an automatic thank you one week after the conclusion of their stay and a follow up one month after asking for feedback and a testimonial.
  6. What commission does Select Stays charge?
    • A: Self Managed Booking Management Model

      The Self Managed Booking Management Model  attracts a 10% commission charge on the accommodation component of the booking i.e. Late arrival fees and amenity fees e.g. Cot hire, are excluded from the commission calculation.  This commission is capped at a maximum of $15 per night, so that the Select Stays booking fee is $15 per night if your nightly rate is more than $150 per night.

      Support Model

      The support model attracts a 15% commission charge on the accommodation component of the booking i.e. Late arrival fees and amenity fees e.g. Cot hire, are excluded from the commission calculation.  This commission is capped at a maximum of $20 per night, so that the Select Stays booking fee is $20 per night if your nightly rate is more than $135 per night.

      These charges are constantly under review and our commitment to our Members is that we will always strive to be at the forefront of the industry; if we are able to we will reduce these charges.

  7. When will I receive the booking monies?
    • A: At the end of each calendar month we do a monthly reconciliation and you will receive an itemised statement detailing:

      • all monies received for bookings in your property (both deposits and balances)
      • 10% booking commission levied by Select Stays
      • credit card processing fees paid by the guest (if applicable)
      • balance due to you
      This money will be remitted to you either by an Internet banking credit to your account or via cheque, according to your preference within 5 working days of the start of the month.

      Please Note:
      1. In the event of a cancellation made after the funds have been remitted to you, you may be required to remit these funds (either in part or in full) back to Select Stays so that a refund may be paid to the client if they meet our cancellation conditions.
      2. Until your property is verified, i.e. you have submitted the required documentation to verify the legitimacy of your listing, all monies received from bookings will be held in suspense.
  8. Can I still take my own bookings?
    • A: Yes. Membership is not an exclusive arrangement and you are therefore free to continue to secure bookings from any other avenues (or block out periods on your calendar for personal use, maintenance etc.). All we ask is that you keep your Select Stays calendar up to date.
  9. Each web site has its own processes and procedures. Do I now have to learn Select stays processes and procedures too?
    • A: Yes. Unfortunately every company has its own processes and procedures. However Select Stays is committed to providing the best tools and features. As one example of this, we recognise this inconvenience and have therefore provided a facility whereby you can simply import a Stayz enquiry and utilise the Select Stays processes and procedures to fully manage the enquiry. Select Stays does nOT charge for this service, and the enquiry remains a Stayz enquiry to which Stayz rates apply.
